Frequently asked questions

Can foreigners buy property in Thailand?

Yes, in certain forms — condominiums: foreigners can hold freehold ownership within the building’s 49% foreign quota under the Condominium Act. Land and houses: foreigners cannot hold land freehold directly; the usual routes are long-term registered leases (up to 30 years) or other structures. Our team walks you through the options and can connect you with qualified legal counsel before you commit.

What is the difference between a Chanote and Nor Sor 3 Gor?

A Chanote (Nor Sor 4 Jor) is the highest-grade title issued by the Provincial Land Office, while Nor Sor 3 Gor is a certificate of use confirmed at district level. Both can be transacted, but the protections and risks differ. Every listing we publish states its document type and verification status before you book a viewing.

What does the transfer cost include?

Typically a transfer fee of around 2% of the assessed value, the seller’s withholding tax, and specific business tax where the property was held under five years — how these are split between buyer and seller is agreed per deal. We summarise the real calculated figures for your property before you commit.

Is a viewing free?

Yes — submit a viewing request on any listing and the team replies within one business day to arrange and accompany your visit. To protect each seller’s privacy, exact coordinates are shared only once a viewing is booked.

How do you charge for selling?

The appraisal and photography are free of charge. The selling fee is agreed with you in writing before the listing goes live, and is customarily paid by the seller on a successful sale and transfer.

Can I buy with a mortgage?

Thai banks offer home loans to both Thai and foreign buyers; conditions and limits for foreigners are tighter and vary by bank. We give you the overview and can coordinate with lenders once you have chosen a property.

The above is informational guidance, not a legal guarantee — our team is happy to advise on your specific case.
